land Investors, before investing in sites...you should know this...
Whenever we
talk about buying sites...we mention 30x40, 30x50, 40x60, and 50x80 sqfts...and
we all think site papers also comes in sqft...But most of us do not know that
in papers/approvals site dimensions would be meters.
In most of
the time what we call,
1) A 30x40 site, it is a 9x12
meter site and when converted to sqft it is 1162 sqft, not 1200 sqft as
generally assumed.
2) A 30x50 site, it is a 9x15
meter site when converted to sqft it is 1453 sqft, not 1500 sqft as generally
assumed.
3) A 40x60 site, it is a 12x18
meter site when converted to sqft it is 2324 sqft, not 2400 sqft as generally
assumed.
4) A 50x80 site, it is a 15x24
meter site, when converted to sqft it is 3875 sqft, not 4000 sqft as generally
assumed
But most of the developers
will not disclose this to you...and most of us will not question...Ultimately
you pay for 1200 sqft instead of
1162 sqft...and same with 30x50 ,40x60 and 50x80..
So
whenever you buy a site ask your developer/broker/agent...What is the actual
dimension they are offering you...or ask for Correct Dimension Report (CDR)
copy given by MUDA for each site and pay the amount for the dimension mentioned
in the report.
If they say
1) A 30x40 site, in the report it
should be 9.144 x 12.192 meter
2) A 40x60 site, in the report it
should be 12.192 x 18.288 meter
3) A 30x50 site, in the report it
should be 9.144 x 15.24 meter
4) A 50x80 site, in the report it
should be 15.24 x 24.384 meter
